Condo ownership usually comes with some degree of basic insurance coverage from the condominium association overseeing the community in which the resident lives. Typically, such coverage is restricted to one of the following three policy types:
- Coverage for the complex’s primary buildings and common areas
- Coverage for each building and for items within each unit deemed property of the complex
- Coverage for each building, each individual unit, and for any fixtures or occupant-made improvements to the unit
Condo Insurance Liability Coverage
Association insurance typically include a minimal level of personal liability coverage for the owner. However, this complimentary coverage won’t sufficiently protect most occupants all potential liabilities. For instance, if a guest suffers an injury or property damage while on the condo owner’s premises, association coverage probably won’t pay the damages—or not all of them. This situation can be significantly worsened if the owner gets sued for negligence. Additionally, most association insurance provide zero coverage for injury or property damage to condo owners and their families.
